Residential lots shall in no case be less than 100 feet wide nor less than 20,000 square feet in area, unless a lot of record before the adoption of the ordinance from which this chapter is derived. The minimum depth of building setback lines shall be 30 feet in front, 15 feet on sides, and 20 percent of the depth of the lot in the rear.

- All construction shall meet state building, fire, plumbing and electrical codes. No building permit shall be issued until a written statement has been received by the applicant that all state building codes will be complied with the village shall have authority to inspect all construction under a permit to ensure compliance with these provisions.

Driveway culverts shall be approved by the village engineer, based on an engineering plan for drainage, provided by the developer and other sources. Driveway culverts shall be a minimum diameter of 15 inches and provided by the developer or owner of lot of record. Culvert pipe used in open ditch construction shall comply with state department of transportation and development specifications, shall conform to ASTM specifications for the material used, and additional end treatments shall be of reinforced concrete. Drains in ditches under driveways shall extend three feet beyond the top edge of the drive shoulder for each foot of elevation of the drive above the ditch bottom.
Carport. A carport attached to or detached from the main building may be constructed in a required side yard and may be attached to an enclosed accessory building provided that no wall of such accessory building is less than 60 feet from the front lot line nor less than three feet from the side lot line. Every part of the projection of such carport shall be at least two feet from the side lot lines, the combined length of such carport and accessory building not more than 30 feet, and the height of such carport or accessory building not more than 13 feet. A carport attached to the main building may be enclosed on the rear side and on the side nearest the side lot line.
