No building permit shall be issued until a plat of the proposed building is presented to the building official showing all proposed dimensions and distances from property lines, streets and side walks, and such plat is approved by the building official. Such approval shall be conditioned on compliance with said plat. No building permit shall be issued until the building inspector has approved the building as staked out. Such approval shall not be given unless all property lines, streets and sidewalks conform to the requirements of this Code and the ordinances of the town. Must have a set of building plans, plat drawing showing street access, site location, contractor's name and state contractor license number. If property is located in a flood zone, per flood zone map, you must have a flood zone elevation certificate.

All new construction and substantial improvements of residential structures have the lowest floor (including basement) elevated to or above the base flood elevation or the highest adjacent grade at least as high as the depth number specified in feet on the community's FIRM (at least two (2) feet if no depth number is specified). Require within Zones AH or AO adequate drainage paths around structures on slopes, to guide floodwaters around and away from proposed structures.

Each and every water closet and urinal shall have a separate shut-off located near the fixture.


Use of residential streets by certain vehicles—Permit required- No vehicle with three (3) or more axles and loaded will be permitted upon any street in the Town of Franklinton's residential zones without a permit authorizing same.
