Two-family Dwellings

R-3 Multi-Family Residential District 20' 5' on each side from property line or ten feet between structures 10' 1.

For multi-family residences, condominiums, townhouses, and zero lot line homes, open yard space must equal 20 percent of the lot area with the remaining 80 percent reserved for buildings and parking.
TND Traditional Neighborhood Development This mixed-use district must be requested and developed according to the guidelines set forth in the parish subdivision regulations.

For all building permits issued for residential, commercial or industrial construction there shall be a minimum building setback of not less than 20 feet from all road rights-of-way.

Except where alleys are provided for the purpose, the parish council will require easements not less than ten feet in width for poles, wires, conduits or where feasible, for sanitary sewers, gas, water or other utility lines along rear lot lines and/or along side lot lines, unless the utility company certifies this to be impractical or unless it is not feasible in the opinion of the parish council.

A stormwater pollution prevention plan (SWPPP) shall be submitted with the building permit application for each building permit site larger than one acre, or which forms a portion of a group of sites greater than one acre.

  • The maximum grade that will be used will produce a velocity of eight feet per second.
  • The minimum grade that will be used will produce a velocity of three feet per second. A minimum size pipe of 18 inches will be utilized.

Minimum unobstructed private right-of-way width of 25 feet shall be required along all private streets except in the case of a private street being designated as a one-way street, in which event a minimum constructed private right-of-way width of 20 feet shall be required. If parallel parking is proposed along the private street, additional width may be required to accommodate the parking in question as determined by PW.
