  5. Prelim, Form board certificate, & Final elevation certificate (Required for all properties)
  6. Floodplain Development Permit if in Flood Zone
  7. Plot Plan by CT Homes
  8. Fill mitigation plan (for properties in a flood zone)
  9. "Land disturbance permit" The floodplain manager may approve the issuance of a disturbance permit for the deposit of up to 12 inches of fill on a site without a geotechnical report; however, no disturbance permit for the placement of more than 12 inches of fill shall be issued except for soil to be deposited in engineered lifts in accordance with a geotechnical report establishing compaction requirements prepared by a licensed engineer certified in soil mechanics and in accordance with a topography plan prepared by a licensed civil engineer which does not negatively impact surrounding properties or the public drainage infrastructure.

  1. Two complete sets of plans including:
    • Site Location. Designer's name, address & Phone number
    • Roof pitch requirements per ordinance NO. 2022-21
    • Design criteria & windspeed (Structure Specific) Per 2021 IRC
    • Structural details for foundation, walls, floors, & roof. Provide load path & point load locations from roof ridge to foundation. Also show Braces Wall Locations per IRC R602.10
    • Trusses or any engineered lumber usage with required engineering information from the supplier. This must be submitted at the time of application unless written release is obtained from the building official
    • *NO MARKINGS SHOULD BE ON ANY PLANS


*In accordance with the Flood Damage Prevention Ordinance, the Fill for sites designated as "fill restricted" must be mitigated. The approval is obtained from Central's Engineering Dept.
