Floodplain Notes:
For properties not in a Special Flood Hazard Area (SFHA), the finished floor requirement is 2 feet above the centerline of the road. For properties within a SFHA, the finished floor requirement is 2 feet above the Base Flood Elevation (BFE) (2' freeboard) OR 2 feet above the centerline of the nearest road, whichever is higher. Properties in a SFHA require a fill mitigation plan.
Properties in a SFHA that are elevated (NOT slab-on-grade)- all enclosed areas BELOW the BFE must include hydrostatic vents positioned no higher than 1 foot above natural grade to allow the passage of water. This includes garages and/or accessory structures over 299sf.
*Muck-out must be hauled offsite on all properties. A minimal amount of fill (between 10-15 cubic yards) may remain on any given property ONLY for general grading purposes and filling of holes left by tree removal!*
Tree Protection Notes:
Tree removal permits are required for the removal of more than FIVE (5) trees with a diameter of 6" or more at 24" above grade, or for the removal of ANY protected tree species. Protected tree species include:
- Live oaks 12" in diameter or larger
- Southern Magnolias 12" in diameter or larger
- Any other tree species 15" in diameter or larger, except for invasive species and Chinese Tallow.
Care must be taken during construction to protect the root systems of all trees that are to remain after the completion of construction.
